Acquisitions & Development Associate

Presidio Bay Ventures, Inc. (“PBV”) is a real estate investment and development firm headquartered in San Francisco. Our team is focused on sourcing and structuring unique, value-add investment opportunities that generate attractive risk-adjusted returns and our primary expertise is in new construction and major renovation of complex, large-scale office, multifamily and other special-use facilities. Since its formation in early 2012, PBV has executed on $2Bn+ of transactions through 32 projects across seven states, representing over 2.0M square feet of development. This is a highly unique and exciting opportunity for a qualified and enthusiastic individual to gain a broad exposure to all facets of real estate development, with responsibilities and opportunities that far exceed industry standards for this position. Immediate project exposure consists of the following:

• 750+ units of multifamily and condominium development breaking ground in Q4 2021 – Q1 2022
• 500,000sf of Class A office and laboratory / life science space under entitlements and construction
• 1MMsf+ long-term land assemblage in the Peninsula

This role provides an opportunity for an individual to join an established Bay Area firm with a rapidly growing national presence. In addition to the specific responsibilities described below, the daily exposure to all aspects of PBV’s operations will provide the successful candidate with mentorship opportunities from senior leadership and various members of the team with expertise in design, construction, entitlements, project management, business development, marketing, finance, and investor relations, to enable professional development.

PBV is seeking a candidate with an undergraduate degree in a related field (Business, Economics, Finance, or Real Estate), 3-5 years of work experience in commercial real estate development, capital markets or brokerage, and a demonstrable interest in real estate acquisitions, financing, or asset management. Successful candidates will be able to display leadership, strong interpersonal skills, refined written and communication skills, clear attention to detail, ability to multitask and respond quickly to unfamiliar situations, demonstrable problem-solving abilities, and a willingness to take on new responsibilities as the role grows with the company. The position is a full-time, salaried role with medical, dental and vision benefits. Compensation structure will be defined based on the successful candidate’s experience level. A more detailed summary of the various roles and responsibilities are as follows:

New Business Development
- Conduct market research analyzing trends across each of the Company’s target verticals and present findings to senior team members to identify new opportunities
- Coordinate the collection of due diligence materials (environmental, market, land use, etc.) to evaluate site feasibility
- Create and maintain detailed financial models to underwrite new development opportunities and project future cash flows; work with construction, architectural, engineering, legal and other team members to compile detailed project budgets and future cash flow projections
- Prepare confidential investment memoranda and business plans for new opportunities; prepare ad hoc analyses as may be required

Project Execution
- Assist in the negotiation and structuring of real estate acquisitions, tenant leasing, construction financing, joint ventures, property management, and other special projects/transactions
- Prepare detailed entitlement and construction milestone schedules; provide periodic updates to senior team members on project status across the Company portfolio
- Engage with community stakeholders, including neighborhood associations, trade groups, and political and public entities, to assist with obtaining project entitlements
- Observe and participate in on-going project construction meetings on behalf of Company

Asset Management
- Act as primary liaison between Company and construction lender; cultivate positive relationships with various lender representatives
- Prepare and submit construction draw requests; track project expenditures to date and provide regular reporting on budget analyses to identify potential capital needs
- Work with property management and accounting team to provide budgeting forecasts and analyses for ongoing project-level financial activity
- Prepare quarterly and annual reports for investors, lenders, tenants and other stakeholders

Business Operations
- Research new technology offerings and take ownership of special projects that will allow the Company to efficiently scale growth and mitigate against potential bottle-necks
- Coordinate with accounting team to provide periodic reporting on Company level financial operations; assist in annual budgeting, business pipeline and HR needs
- Maintain detailed database of limited partners, lenders, brokers and other key relationships to ensure continuous engagement with the Company
- Other special projects as required from time to time by senior team members
